I was able to connect with the owner of this pepper tree. It had developed a fungus that slowly rotted the interior of the tree. Fortunately we were able to salvage several large pieces and burls.

Will have to process the rest but am looking forward to it. Yes, it smells like pepper when cut, in case you were wondering.

WOW, that wood should spawn some interesting turnings. I've never seen this tree before.

I found that the pink turns a medium brown when dry and changes to a dark brown with a Mahoney's Walnut Oil application. There is no grain definition. It will be interesting to find out what the burls do when dry and finished. My daughter lives in an historic area and there are lots of pepper trees in the parkways and front yards that look similar to your picture. The pepper that I got didn't have burls and was probably less than 60 years old.

Interesting to see what you turn from this score. The middle photo reminds me somewhat of flame box elder; my wife's favorite wood for pen blanks.

Schinus Molle also known as the Peruvian Pepper. Orig from the Peru Andes. Has a "brother" in the Brazilian Pepper "Schinus Tereblinthus" which has that lovely reddish wood. Turns well. Listed as an Invasive Alien here in South Africa so they are being cut down and eradicated.
